Official Search of Entirety with Priority (OS1) – This search serves to verify whether any modifications have been made to the register subsequent to the date when the official copies were generated. Additionally, it safeguards the buyer by granting them priority, thereby obstructing any other party from registering a charge against the property.
Official Search of Part with Priority (OS2) – Similar to the OS1, the OS2 is conducted when the buyer is acquiring a portion, rather than the entirety, of the registered title.
The OS1 and OS2 are valid for six weeks. They should be valid until the application for registration is submitted. Therefore, it should not be ordered more than 3 weeks in advance of completion.
